I will gather as much information as possible to create a personalized property analysis for your home. Using market data, sold comparables, and your current competition, my analysis will provide a value range based on the numbers. During the second meeting, I will also provide you with a detailed marketing plan custom-tailored to your home.
Execute Listing Agreement and Begin Pre-Marketing Checklist to Prepare Your Property for Sale
I will help you create a comprehensive list of what needs to be done to get your property ready for market. From landscaping clean-up to pressure washing, painting and even staging, I will work with you to get the right list of vendors and ensure your home is presented to the market in the best way possible.
List and Market Your Property
The first 10 days on the market are the most critical. On the day your home goes live on the market I will have all the digital and print ads placed, feature sheets printed, email campaign sent out, a for sale sign installed and invitations sent out inviting buyers to the "first look" open house weekend. If open houses are not being conducted, I will create a virtual tour to be posted on the listing.
Receive, Present and Accept an Offer
My follow-up with buyers before and after every showing is key. Once an offer is received on your property, I will set up a face-to-face or zoom meeting asap to review the offer together and discuss your options for responding. Negotiating is an art and I will work on our behalf to help negotiate the best contract possible to obtain your financial goals and timelines.
I Will Provide You with a Seller Checklist
Once under contract, I will provide you with a detailed Seller Checklist so you know all of the parties involved in the transaction along with the important deadlines and contingency dates between mutual acceptance and close of escrow.
Closing and Possession
I will work closely with the title, escrow, and the lender to ensure a smooth closing and to avoid any last-minute surprises. Closing is the day the property changes title. Possession is the day the buyer receives the keys.

Home inspections are a critical part of the home buying and selling process. If a preinspection is not completed, most buyers will request an Inspection contingency when they present an offer for a home. This means that they will complete an inspection after mutual acceptance and depending on what the inspector finds the buyers have three options. First, to back out of the contract and keep their Earnest Money. Second, to ask you, the sellers, for a lower purchase price, credit back, or to fix the items that need attending to. The third option is if the inspector did not find anything needing attending to, the buyer can move forward and waive the inspection at that point. It's a pivotal part of the contract timeline and can create uncertainty with the buyers. A pre-inspection is an inspection done prior to the homecoming on the market. It is paid for by you, the sellers. Doing a pre-inspection takes the mystery out of selling your home and allows you to make any repairs prior to coming on the market. We will order the Preliminary Title Commitment ahead of time from a reputable title company. This report will assist with information regarding unforeseen liens or judgments, boundary disputes, unresolved title issues, easements and covenants, conditions and restrictions (CC&Rs).
