STEPS TO SELL YOUR HOME

STEP 1:

Property Walkthrough and Meeting at the Property

My first step is to see your property as early in the sales process as possible. I will meet with you, tour your home and learn about all the improvements you have made during your homeownership. This initial meeting will allow me to evaluate the condition of the property, the location of the lot, and the best way to market your property to obtain the highest sale price possible.

STEP 2:

Research, Prepare and Review a Detailed Market Analysis for Your Home

I will gather as much information as possible to create a personalized property analysis for your home. Using market data, sold comparables, and your current competition, my analysis will provide a value range based on the numbers. During the second meeting, I will also provide you with a detailed marketing plan custom-tailored to your home.

STEP 3:

Execute Listing Agreement and Begin Pre-Marketing Checklist to Prepare Your Property for Sale

I will help you create a comprehensive list of what needs to be done to get your property ready for market. From landscaping clean-up to pressure washing, painting and even staging, I will work with you to get the right list of vendors and ensure your home is presented to the market in the best way possible.

STEP 4:

List and Market Your Property

The first 10 days on the market are the most critical. On the day your home goes live on the market I will have all the digital and print ads placed, feature sheets printed, email campaign sent out, a for sale sign installed and invitations sent out inviting buyers to the "first look" open house weekend. If open houses are not being conducted, I will create a virtual tour to be posted on the listing.

STEP 5:

Receive, Present and Accept an Offer

My follow-up with buyers before and after every showing is key. Once an offer is received on your property, I will set up a face-to-face or zoom meeting asap to review the offer together and discuss your options for responding. Negotiating is an art and I will work on our behalf to help negotiate the best contract possible to obtain your financial goals and timelines.

STEP 6:

I Will Provide You with a Seller Checklist 

Once under contract, I will provide you with a detailed Seller Checklist so you know all of the parties involved in the transaction along with the important deadlines and contingency dates between mutual acceptance and close of escrow.

STEP 7:

Closing and Possession

I will work closely with the title, escrow, and the lender to ensure a smooth closing and to avoid any last-minute surprises. Closing is the day the property changes title. Possession is the day the buyer receives the keys.

Professional Photography

Today, it's all about web appeal. We know that 93 percent of buyers state that online websites are the most useful tool in finding a home and 87 percent of them cite photos as a "very useful" aspect of their online search.* If buyers don't like what they see online, they won't bother to see your home in person. In order to make the best first impression for your home, I choose the finest professional photography that appeals to as many buyer groups as possible. I will book my photographers in advance. The photographers I use have the best lighting, equipment, and know-how to showcase your property's most unique and flattering aspects. Your listing stands out from the competition, increasing buyer interest and potentially your final sales price.

Flyers and Brochures

With the help of my talented Graphic Designer, we work together to design and plan clean, modern, and informative Just Listed Postcards and Flyers. Prior to going live on the market, I will place these flyers in your home so that prospective buyers can take one to keep your property at the top of their minds. I will also send the Just Listed postcards to a strategic group of potential buyers.

Web Presence

I will post your home on Windermere.com, and because I am a member of the Multiple Listing Service, your listing will also appear on all other major participating brokerage sites in the area. Windermere's listings appear on real estate search sites like Realtor.com®, Trulia and Zillow, with a combined reach of nearly 200 million viewers. Your home is your most treasured asset. I ensure that you don’t miss out on this crucial opportunity to reach buyers in your community, and beyond.

Pre-Inspection

Home inspections are a critical part of the home buying and selling process. If a preinspection is not completed, most buyers will request an Inspection contingency when they present an offer for a home. This means that they will complete an inspection after mutual acceptance and depending on what the inspector finds the buyers have three options. First, to back out of the contract and keep their Earnest Money. Second, to ask you, the sellers, for a lower purchase price, credit back, or to fix the items that need attending to. The third option is if the inspector did not find anything needing attending to, the buyer can move forward and waive the inspection at that point. It's a pivotal part of the contract timeline and can create uncertainty with the buyers. A pre-inspection is an inspection done prior to the homecoming on the market. It is paid for by you, the sellers. Doing a pre-inspection takes the mystery out of selling your home and allows you to make any repairs prior to coming on the market. It creates an atmosphere of good faith and in turn, may help your home sell faster and closer to your listing price. I will help you find a reputable inspector and any home repair contractors needed. A pre-inspection benefits all parties involved by providing insight upfront, thereby helping reduce the overall listing time of your property.

Social Media & Email Campaigns

81% of Older Millennials, born 1980-1988, 80% of  Younger Millennials, born 1989-1994, and 78% of Generation X, born 1965-1979 found their home on a mobile device.* I will create and publish Social Media graphics for your listing to be displayed on Facebook, Instagram, Twitter, and YouTube. This will increase exposure for your property to ensure we do not miss any opportunity for the future buyer of your property to see it. With the rise of Social Media, email continues to lead the pack driving twice as much traffic to websites and converting four times as many consumers to customers. I will email out your property to my sphere to further increase exposure on your property.

Marketing your home online is an increasingly important aspect of getting it sold. Using Adwerx I target prospective buyers by zip code. My partnership with Adwerx makes it easy for me to advertise your home online to 2,000+ prospective home buyers per week on top sites like Facebook, USA Today, CNN, ESPN, and many more. Not only are these ads geographically targeted to local buyers, but they will also follow viewers and future buyers around the web to increase the likelihood of your home getting noticed. I will set you up to receive ongoing reports to see how many people viewed and clicked on your ad.

Preliminary Title Commitment

We will order the Preliminary Title Commitment ahead of time from a reputable title company. This report will assist with information regarding unforeseen liens or judgments, boundary disputes, unresolved title issues, easements and covenants, conditions and restrictions (CC&Rs).

Staging

A well-presented home will draw more attention from serious buyers and can greatly decrease the amount of time the home is on the market. It allows buyers to picture themselves in the space. It all goes back to the "web appeal." 83% of Buyer's Agents said staging a home made it easier for a buyer to visualize the property as a future home and increased the dollar value offered between 1-5% compared to other homes that were not staged. According to buyers, staging the living room was found to be the most important (47%), followed by staging the master bedroom (42%), and staging the kitchen (35%).*
